Comstock Township, Michigan

AR Engineering was happy to attend Canteen North America’s groundbreaking ceremony in July for their new facility in Comstock Township, Michigan. The vending and dining service company will call this new 41,000 SFT facility home once construction is complete. AR Engineering is proud to have provided multiple services for the successful completion of this project, including topographic/boundary surveying, civil site design, and construction staking. We are excited to be part of a great team, and look forward to future projects with Nuway Construction and Callander Commercial!

Drive and Shine - Comstock Township, Michigan

Soon after opening its first location on West Main, AR Engineering had the opportunity in 2020 to design the second location in Kalamazoo for this state-of-the-art car care facility. At the intersection of Gull Road and Sprinkle Road, this 20,000 sft+ building houses an indoor car wash, vacuum station, and lube center, as well as additional outdoor vacuums. ARE assisted with all aspects of site development from conceptual site plan to utility design. This site included rezoning of the property, a variance, and MDOT approvals. ARE worked with the owner to figure out the challenges of traffic flow throughout the site in order to provide access to the overall site and optimize the efficiency of the car care facility.

 

Drive and Shine - Portage, Michigan

Drive and Shine continues to grow in Kalamazoo, with the addition of their newest location on Westnedge Ave. which includes a new car wash, interior and exterior vacuums, and an interior belt.  Due to site constraints, AR Engineering was required to design storm water management completely underground. Using the online design tool provided by ADS, the underground retention system was sized appropriately while avoiding the existing soil contamination.  In addition, a portion of the existing underground retention system was utilized, which limited the amount of new material needed for the project.  The design also included relocation of an existing public sanitary sewer main and extension of a water main within and along Westnedge Ave. 

 

Drive and Shine - Kalamazoo, Michigan

By far the most impressive car wash you've ever seen, Drive and Shine started construction on its first Kalamazoo location in spring of 2019. Located along West Main Street (M-43) where Davenport University once stood, the new facility includes a state-of-the-art car wash, interior belt detail service, lube center, and indoor vacuum stations. Demolition of the existing Davenport University was a critical part in the success of this project. The site proposed many challenges including reconfiguring drive access onto M-43, internal traffic routing, public water main relocation, and storm water and domestic utility solutions for this and future developments at the site. The car wash was completed in the Fall of 2019.

 

PS Food Mart - Jonesville, Michigan

PS Food Mart upgraded their Jonesville location on US-12 to improve site maneuverability, provide additional gas pumps, and increase underground capacity for storage tanks. This improved site plan resulted in a larger access lane for deliveries, doubled the parking and brought the site into compliance with drainage regulations.  The upgraded site now includes a detention basin with overflow to the pre-existing drainageway.

 

Water Street Coffee Joint - Kalamazoo, Michigan

Water Street Coffee Joint has expanded their business from one small coffee shop in downtown Kalamazoo to multiple locations throughout the area. AR Engineering had the opportunity to design a drive-thru only location on Sprinkle Road which would accommodate commuters. This site, just North of I-94, includes underground storm water detention, two drive-thru lanes, the 720 sq ft building and beautiful landscaping.

Water Street Coffee Joint also added a drive-thru in downtown Kalamazoo, made possible through acquiring and renovating the former MacKenzies Bakery.  The bakery space was renovated to became Water Street’s newest kitchen facility, which provides a walk-up counter and now a brand new drive-thru. AR Engineering assisted with site design for the expansion of the building, reconfigured parking and drives, and ensured that delivery access was maintained for both the Water Street Coffee Joint and the People’s Food Co-Op.

 

Jimmy John’s - Paw Paw, Michigan

AR Engineering assisted on the development for a Jimmy John’s in Paw Paw, Michigan.  This half acre site includes the 1,200 sq ft sandwich shop, outdoor seating, parking, and a drive-thru lane, as well as room to detain on-site storm water.

 

PS Food Mart - Hillsdale, Michigan

The existing PS Food Mart Citgo on M-99 in Hillsdale recently received an expansion and several site improvements. An existing retaining wall was replaced to provide additional parking, a new tank farm was added, and the gas pump canopy was relocated to allow for better traffic flow and improve site circulation. The team at AR Engineering worked closely with MDOT on the removal and replacement of multiple on-site driveways, and to maintain storm water management.

 

Kelly Express Mart - Blackman Twp, Michigan

The Kelly Fuels convenience store and gas station in Blackman Township is temporarily closed while improvements are being made.  AR Engineering assisted on site design for the building, improvements to existing parking, the creation of additional parking spaces, and incorporating a drive-through area.  The design also improved on-site storm water detention and maintained existing gas pumps.

 

Dollar General - Michigan, Indiana and Ohio

AR Engineering has worked on over 100 Dollar General retail developments across Michigan, Indiana, and Ohio. AR Engineering provided Surveying, and Planning and Development services comprised of:  site and grading plans, sanitary and water main extensions and laterals, storm water management plans, storm sewer and detention basin design, architectural coordination, zoning and development permitting, community relations, landscape plans and traffic analysis for drive approach. Although the national retailer has prototypical plans for the building, each project site and municipality is diverse relating to the site development aspect making each project unique and challenging in various facets.
